The truth is that when selling your property, it should always be clean, tidy and presentable and we do whatever we can to help you achieve this. If there are odd jobs that need attending to, it’s important to get them done so they are not used by the buyer as a means to negotiate a lower price. Negotiating a good price!

You’ll receive offers from buyers through us immediately – both verbally and in writing – along with advice on the best course of action to take with each one. For example, can the buyer go ahead quickly? Do they have finance in place? How serious are they? Because we are required by law to pass on all offers, you shouldn’t be alarmed if you receive low offers, as these are a good starting point from which we can negotiate upwards. By this point in the process, we’ll know and understand what you’re trying to achieve, so we can confidently negotiate with the buyer and get what you want.

There are always going to be some buyers who try and pressure you to lower the price of your property. If it’s accurately valued and worth every penny of the asking price, we will negotiate hard on your behalf to make sure you get the maximum amount of money. If we think a buyer is ‘trying it on’ to get an unwarranted discount we’ll call their bluff and ask them to provide information, such as details of comparable houses in the same area, to justify the lower price they’re offering.

Unless you’re happy to just accept the first offer, or you love the bartering process, you’ll appreciate having someone on your side to help with what can be, for some, a very difficult and emotional process. Achieving the best price for a seller is one of the passions of a good agent and you can call on us to negotiate on your behalf to achieve the best possible price and most suitable terms for you, not the buyer.

Once a price has been agreed, we’ll take charge of the sale and progress it through to completion, contacting you every 7 to 10 days with a general update (email, phone, text or post) or immediately if it is urgent or requires your feedback.
