The only things that influence whether a property will sell are the price and the competition in the area. If there are other similar properties for sale of a comparable standard of décor and yours is the highest priced of them all, then chances are your neighbours will get all the viewings and offers and you won’t.

Comprehensive, accurate details and excellent ‘photography’

Once you’re happy with the presentation of your property, we’ll start to prepare your property details. Our descriptions are compelling yet always balanced with the truth, and contain keywords and phrases we know from experience are vital to increasing your visibility on the Internet and being found quickly.

We make a point of not featuring any of the following:

Photos taken with stretch lenses to make rooms and gardens look bigger.

The bare minimum of details designed to force a buyer book a viewing to find out the property is unsuitable and waste your time.

Basic descriptive errors – we know the difference between a semi-detached and an end of terrace.

To ensure accuracy, calibrated laser measures are used as standard and the data entered into professional drawing software to produce plans of varying levels of complexity, from a simple floor plan to a 3D plan with a walk through to detailed floor plans with measurements if renovations are required.

Half the battle in producing really good property details is professional photography or ‘protography’ for short. Campbells’ people are very well trained in taking good shots and will carefully evaluate the best aspects of your property, those that buyers really want to see, and photograph them in the best possible light conditions. If the weather changes drastically after we take the photos, we’ll come round and take some new ones so they look as up to date as possible.

Campbells even has the ability to take aerial photos, and compose 360 degree virtual tours inside and outside of your property to create additional impact.

If you live in an area of outstanding beauty or close to interesting landmarks or excellent local amenities, we’ll take photos of those as well. We want people to buy into a community and a lifestyle, not just your property, so we help them visualise what it would be like to live there. And with so many property details looking the same, having something different on yours will stop prospective buyers in their tracks and make them take a second look.

If you want to get your property to the top of a buyer’s list, you have to imagine what your property will look like on the computer screen. The Internet is now the primary medium people use to view property. Does yours make an impact, or pass by unnoticed?

Once your property details are complete, we’ll send a paper copy for you to check and approve. This could take a couple of days because we want to make absolutely sure we take the best photos and compile the details as accurately as possible.

8) Accompanied Viewings

All viewings with Campbells are accompanied.

If you have entrusted us with a set of keys, we never simply hand them over and let a buyer into your property on their own. It’s amazing that some agents still continue to do this knowing the security risks involved, apart from completely missing out on the most basic method of discovering the buyer’s thoughts during a viewing and addressing their immediate questions.

We arrive at your property early to ensure everything is ready for the buyers. We’ll already have had a conversation with you about whether you’re happy to let us take care of any last minute preparations for the viewers. For example, if you are at work at the time of the viewing, we can go around opening or closing curtains depending on the time of day, fluffing the sofa cushions, turning on the lights and generally familiarising ourselves with your property’s features once again. It’s even been known for us to wash up if someone wasn’t expecting a viewing and dashed off to work early that morning without doing it. However, we do have to draw a line so please don’t leave the hoover or the duster out for us!

Once the viewing is complete we lock up securely. Every viewing is followed up within 48 hours to find out what the buyer thought of your property. Whatever the feedback, positive or negative, we share it with you and talk through any issues that may need addressing in light of the buyer’s comments. Campbells make a point of finding out what the buyer’s expectations are and carefully, so when they view a property they are well prepared.

We do this with each and every buyer who views your property until we have secured you an offer.

Selling a house is a partnership.

While we can do everything to market your property, its saleability and, ultimately, its value, are down to you.

The truth is that when selling your property, it should always be clean, tidy and presentable and we do whatever we can to help you achieve this.

If there are odd jobs that need attending to, it’s important to get them done so they are not used by the buyer as a means to negotiate a lower price. If you are too busy, we have a very capable maintenance team who can sort it out for you.
