Property Description

This beautifully presented and well maintained Five Bedroom Detached Property For Sale in Lilbourne, sits proudly elevated in its grounds overlooking the fields opposite.

Lilbourne village is conveniently located about 5 miles away from Rugby with its wide range of shops and amenities and offers easy access for commuters to the M1, M6, A5 and A14. Rugby station is just over 3 miles away and operates mainline services to London Euston in under 58 minutes.

"Turning off the A5 at the end of a working day, in my head is the delineation between the hubbub of that day and the prospect of rest, tranquillity and the family time that waits for me at home."

Having had just one careful owner since it was built in 1999, this lovely bright village home has both versatile and generous accommodation. With four of the five bedrooms being doubles and two of which having en-suites, there shouldn’t be too much of a queue for the bathroom!

All the downstairs rooms lead off from the welcoming entrance hall, with generous sizes to both of the dual aspect lounge and separate dining room. If you have a large family, or multi-generational household this dining room would make a great second living room.

"The wood burner in the lounge makes the room even more cosy and gives it a warmth that you have to experience to believe!"

With many of us working from home these days, I’m sure the study will come in very handy. It’s been used as a dining room in the past but if you have little ones, it would make a great playroom too.

If there is more than one of you working from home, then the fifth bedroom could also be a very useful office space.

The kitchen, of course, is the hub of the house and one of the owners favourite rooms. Having been beautifully refitted some years ago, its central island has created a great place to eat or simply sit and chat with a coffee or a glass of wine while someone cooks the dinner!

Now every family home should have one, but as well as a downstairs WC, there is also a separate utility room. Accessed directly from the kitchen and having a door to the back garden, this room is a God send to a sport loving, dog owning family. Dirty clothes, pets and children can all be attended to here before being allowed to escape to the rest of the house.

The garden is easy to maintain with much of it being laid to patio. It is a great place for entertaining too, adequately accommodating big family birthday parties and summer BBQ’s with a chimenea and overhead heat lamp to keep warm when the sun goes down. The French Doors from both the kitchen and the lounge allow you to move easily between the garden and the house.

"On occasions we have had an assorted 25 adults and grandchildren in the house and our family Boxing Day get togethers are now legendry!"

The garden is private and not overlooked, unless you count by the sheep in the field behind. A pagoda, water feature and decking area are joined by a pleasant Summer House where you can sit and enjoy the garden whatever the weather.

A side pedestrian gate as well as personnel door will provide access to the double garage and generous driveway to the front.

"There’s room on the drive for plenty of cars. This became highly relevant when the kids all got cars. They could still park on the drive without annoying the neighbours and allowing Richard and I to get our cars out still. In fact, on big family occasions we have had up to 6 cars parked here."

The village has a lovely sense of community, which during lockdown has proved to be a haven for the locals. The village pub, the Head of Steam, has been doing take away meals and a group of villagers have made sure that everyone had everything they needed. There is a WhatsApp/ Facebook village group to keep in touch with residents and local news.

There is a community minibus, which takes the younger children to the Primary school in Yelvertoft, runs a shopping service into Rugby and is available for private hire. Lilbourne also falls within the catchment area for Guilsborough School.

In closing, I think the current owner sums up beautifully her feelings towards this home so I’m going to let her have the last word.

"This may sound silly, but in short, this house has always been there for us and has reflected the range of emotions we have felt as we have gone through life. It is a place for family, a place of sanctuary, a place that allows happiness to be and a place that comforts in low times. It is reliable and has allowed our family to be rock solid and stay connected. We know, the now grown-up kids, will be sorry to see it sold, as this house has so much to offer and there is a little bit of Parklands View in all of them. If it wasn’t for the necessity to move to a new location, we wouldn’t be selling!!"

To arrange your viewing of Parkland View, please give the friendly team at Campbells a call. We look forward to hearing from you.
