6 Simple Steps

How Does It Work?

The traditional method of selling a property follows a structured process, relying on broad market exposure and open-market competition. Selling a property can feel overwhelming, but we will guide you through every step with expertise and care. From the initial valuation to handing over the keys, here’s how we will help you achieve a smooth and successful sale (the good old fashioned way).

Expert Advice and Accurate Marketing Prices

We will come and see you at the property to provide an accurate marketing price, offer advice on how to maximise appeal (staging, repairs, etc.), and explain the selling process clearly.

The advice we offer at this stage is tailored to your specific needs and we will think of a plan to help specifically so feel free to ask as many questions as you like.

Preparing and Marketing the Property

Before listing, your property needs to be market-ready. This includes professional photography, floor plans, and an engaging story. Some sellers also invest in minor repairs or staging to enhance appeal and maximise value (which we will have discussed in the previous step).

We will tell you about our various marketing strategies during the first step but you can be assured that we fully utilise property portals like Rightmove and Zoopla and Social Media channels. We use traditional marketing methods and modern techniques such as property videos too.

This is of course, after we speak to our list of VIB (Very Important Buyers) – of which we have thousands registered. Again, do not worry, as the marketing plan will be tailored to your needs and preferences.

This ensures maximum exposure to the widest audience of potential buyers possible. We have strategies to target both local and national audiences.

Conducting Viewings

We will handle all enquiries and most importantly…pre-qualify potential buyers. We will not bring anyone to your property unless we are sure they are a genuinely interested buyer.

All viewings will be conducted by one of our Associates who know the property —highlighting the best features and selling the lifestyle as much as the property.

We will always give immediate feedback after viewings and follow viewings up for further feedback. All viewers receive a feedback form the following morning if they wish to tell us more.

Receiving and Negotiating Offers

Offers may come in at various price points and that’s okay. Trust the process. Negotiations will take place and we will take care of this for you.

Once offers come in, we will communicate clearly with you as the seller and vet buyers’ financial positions, and negotiate the best possible deal—aiming for the right buyer, not just the highest offer.

Sale Progression

Once an offer is accepted, the sale moves through conveyancing, surveys, and mortgage approvals.  As part of our premium traditional service,  we  will stay hands-on after the offer is accepted—liaising with solicitors, surveyors, and mortgage brokers to keep everything moving, avoid delays, and handle any hiccups. We have a reputation for the being one of the fastest agents in the area for this (according to TwentyEA).

Completion and Aftercare

We will make sure keys are handed over smoothly on completion day and stay in touch to offer help and advice for your onward plans. You may need help with maintenance, contractors, utilities and any other jobs you need to do when you move in.

Accompanied Viewing Only

If you have entrusted us with a set of keys, we never simply hand them over and let a buyer into your property on their own. We will also accompany viewers throughout the viewing, we would never let a viewer just wonder around on their own.  It’s amazing that some agents still continue to do this knowing the security risks involved, apart from completely missing out on the most basic method of discovering the buyer’s thoughts during a viewing and addressing their immediate questions.
