Living in Rugby

Shall we start with a bit of history? Of course it is well known that Rugby is the birth place of the great game that shares the town’s name. In 1845 a pupil at Rugby School decided to pick up the ball during a football match and run with it, thus leading to the first written rules of “Rugby style of game”.

But the towns history goes back much further than that which is evident because of the towns variation of buildings and property. Originally going back to the Iron Age as just a settlement, the town was mentioned in the Doomsday book of 1086 as “Rocheberie” which over time changed to “Rugby”. It’s modern name was first mentioned in St. Andrews Church in 1140 and became it’s own Parish in 1221. Find out more here: Rugby Town

So what does the modern day town have to offer? Well it depends on what you’re in to…

If you are the outdoors kind of person then there are many parks and outdoor spaces to enjoy including Draycote Waters (Dunchurch) Caldecott Park (Town Centre) and Swift Valley Nature Reserve (Brownsover) to name but a few.
If you are a keen shopper then there are many shopping areas throughout the town including Elliots Field and Junction One Retail Park as well as all the shops in Town Centre including Rugby Central.

Rugby also offers a great night life offering many local bars, restaurants and pubs including Bacco LoungeCafe Vin Cinq and On The Rocks. Take a look at all the other restaurants that Rugby has to offer on Trip Advisor.

For the commuters amongst you, it offers excellent motorway access with the M6, M1 and A14 all nearby and the local railway station allows the commuter to get to Euston in as little as 58 minutes.

Rugby is a very popular town for its schools which includes Rugby SchoolRugby High SchoolLawrence Sheriff and Ashlawn School which are very popular for families moving into the area and in some cases, their main reason for choosing the town.

Jamie and Sian really looked after us during our house sale and purchase from start to finish. Both were on hand to answer any questions and Sian did an excellent job chasing through a very complicated and long chain to finally get us to completion.

What a pleasure it has been to buy our dream home with Campbells. We used Campbells to sell our house recently, and despite a reasonable chain of 5 houses everything went through relatively smoothly. I chose Campbells because they were the estate agent when purchasing our house. At the time, we had just come out of a collapsed chain several months in with a different property and estate agent. In contrast, Campbells were far more thorough in qualifying their buyers (including me), to a level that would likely have prevented the issues that caused our previous chain to fall apart. Stan was our assigned agent and did a great job of grouping viewings together and around times that worked for us, and with a toddler and a pregnant wife that was a real help. Stan would always let us know how the viewings had gone, follow up with potential buyers and relay their thoughts back to us. If Stan wasn't available then the Campbells team were always friendly and easy to get in touch with when needed. Above all, everyone I've dealt with at Campbells has been genuine and helpful. I've always found them honest and direct, which is a welcome relief from the approach of some of the other agents we had to deal with during the process. I would certainly highly recommend their service.

We were unexpectedly put in the position of having to sell our parents home in Daventry. We spoke to a few estate agents but Amanda Loydall from Campbells was extremely helpful, knowledgeable and gave us great confidence that we would sell the property and in a timely manner which is what we needed to hear. I would say I have had bad experiences in the past with Estate Agents however the process with Campbells has been seamless and exactly how Amanda explained it would be. We received an email outlining what would happen, the contacts we needed and a solicitor. We had a process where the potential buyers would view the property over 2/3 days and they were all vetted to make sure they were suitable for the property. This worked so well and we were very impressed by how smoothly this process was and we were informed every step of the way. We also had a what’s ap group which gave us quick connections and information throughout the process. We would like to thank Amanda and her team at Campbells for making this a smooth successful process and would highly recommend Campbells for your property journey.

What an amazing team at Campbells! Having had a bad experience previously with another local estate agent, who’s only response was “reduce the price”, my surveyor recommended Campbells as an alternative. From the initial phone call with Rhian and then meeting Stan and Jamie, it was like night and day in comparison! Professional, friendly and really helpful, making a stressful process really easy. A special mention for Stan French who helped navigate the process of dealing with Housing Association for shared ownership sale and first time buyer!
