Every seller wants the same thing: to move. Not just to list their home, but to actually get it sold and move on to the next chapter.
But here’s the thing – not every estate agent is as good as the next at making that happen.
When you’re thinking about moving, it’s easy to assume that all estate agents do roughly the same thing: they put your house on Rightmove, arrange some viewings, and then wait for the phone to ring.
But the truth is, the choice of agent can make a huge difference to whether you actually move.
Recently, a TwentyEA report pulled together the performance of every estate agent working across our patch – CV21, CV22, CV23, CV47, NN11, NN6 and NN7. It’s a fascinating insight into what really goes on behind the “For Sale” boards.
The results tell an interesting story.
What the Data Shows
Across all agents combined, about 64% of homes went under offer and only 57% actually reached exchange. That means nearly half of sellers in our area didn’t achieve the result they wanted.
But some agents performed very differently.
Take Campbells for example. Out of all our new instructions:
- 88.75% went under offer (SSTC)
- 81.25% successfully exchanged
- Only 18.10% were withdrawn (compared to the regional average of 43.17%)
In other words, if you listed with Campbells, your chances of getting moved were significantly higher than the average seller in this part of the Midlands.
Why That Matters for You
Numbers might not sound very exciting, but if you’re a homeowner thinking about selling, they tell an important story.
- You don’t want to be the one stuck in the 43% who withdraw their property unsold.
- You don’t want your home sitting on the market for months with endless price drops.
- You do want a smoother, less stressful move with a better chance of success.
It’s Not About Listing the Most Homes
Some of the largest agents in our area list hundreds more properties than we do. And that’s fine — but we’ve never aimed to be the biggest.
Our focus is on being the agent who gets people moved.
Because when you’re selling your home, what matters most is not how many boards your agent has up around town, but how likely they are to help you put up that “Sold” board outside your door.
The TwentyEA data shows it clearly: don’t choose the estate agent that is busiest, choose the one that gets the best results.
