How does it work?

We market the property at a realistic Guide Price.

This is NOT an asking price. This a realistic, previously agreed marketing price to help attract the most buyers. It is just advertising price - not a valuation.

We create a sale pack

With the solicitors BEFORE we do the viewings (in some cases, even before marketing) so that the solicitors can start their process immediately.

We also PRE-ORDER the searches

This means the buyers are in possession of them as soon as their offer is accepted. This means we don't have wait up to 6 weeks for them to arrive.

We would then market for a fixed period of time

Usually between 7-10 days. This is non-negotiable. This gives us time to market to the widest audience of buyers possible.

We then conduct a day of private back-to-back viewings

It is a bit like an open day, but potential viewers will get to look around in private. This is to give prospective buyers the chance to have a good look around the property and for us to address any immediate questions or concerns.

Sian works with the seller, the buyer, the solicitors and the mortgage advisor to make sure everything is ticking along. At some stages this becomes a daily check in.

We use WhatsApp

Most of our clients benefit from the WhatsApp Groups we set up to keep you informed throughout the process. You don't have to, but we get fantastic feedback from this. It also takes away the need for unnecessary calls.

We push to exchange within 28 days

This is accompanied with a completion date set within 28 days after the exchange (however most properties usually complete within 7 days).
