One Man Taken From His home Left a Family Member Facing an Overwhelming Challenge.

What a Bespoke Property Service Really Looks Like.

Sometimes the story starts way before a property actually goes on the market…

This is the story of an elderly gentleman’s home and how Campbells stepped in when circumstances meant there was a lot to deal with, and no obvious place to start.

John had to be taken from his home very unwell. He never returned and had to looked after in a home. What do you do then?

From securing the property and clearing years of belongings, to identifying items of value, arranging sales and donations, carrying out work to the externals and preparing the home for the market, it was far more involved than simply putting a property up for sale.

It’s a story about how the right support can take away an enormous amount of pressure, and how Campbells can help in ways you might not even realise you need until, circumstances change.

Let us take you through the story of Little Preston and show you what we mean when we say we genuinely care.

You Are Never Alone

It is important no one feels alone in this situation, sometimes the first step is simply asking for help – our network at Campbells is vast and everyone is very welcome to tap into it.

Campbells became involved with a property in Little Preston, after a local locksmith recommended us. Lots of carer’s had been coming and going to care for John, but now the property and its contents were vulnerable and needed securing.

The immediate priority for us was security which included installing a remote alarm system.

But this was only the beginning, there was a huge amount to deal with inside and outside the house.

The owner had collected and kept an extraordinary variety of things over many years.

There were tools, electronics, furniture, garden equipment, clocks, barometers, books, kitchenware and much more.

And in the garage, cars and motorbikes and a huge array of machinery.

For the one person dealing with this, the scale of the task was overwhelming, it was too much.

It would have been very easy to look at the amount of work involved and quickly become distressed and emotional.

That is where Carla, Teresa and the Campbells team stepped in.

It wasn’t simply a house clearance this time.

One of the things that made this property in Little Preston different was the amount of material and belongings to deal with, but the answer was never to throw everything away.

There were things that could be sold, things that could be donated, things that could be repurposed and things that needed specialist attention.

The team worked through the property carefully, with items catalogued and assessed rather than discarded.

Tools, including chisels and power tools, were identified for sale.

Garden equipment, planters, trailers, motorbikes and cars were also dealt with.

Kitchenware, baking equipment, books and clothes found new homes through charity shop donations.

Even some of the more unusual discoveries had a story to tell.

Valuable watchs were found and catalogued for auction, china with connection to the Queen’s Jubilee was found and an extraordinary service medal was discovered during the clear out, holding special sentimental value.

And amongst the contents were specialist items such as barometers and grandfather clocks, which needed a more considered approach.

It was a careful process of working out what could be valuable, what could be useful, what could be given a new life and what genuinely needed to go.

One Step at a Time

Outside the property, the garden had become overgrown, so hedges were cut back and trees were dealt with to make the property more visible.

The roof and gutters were cleaned.

The aim wasn’t to transform the property into something it wasn’t, it was about revealing what was already there and making sure that when buyers eventually came to view, they could appreciate the property and all that was on offer.

The clearance itself took several days.

Repurposing and auction arrangements all had to be coordinated.

There were lots of individual decisions to make along the way all of which discussed with John power of attorney.

And because the circumstances were sensitive, security mattered too.

The team needed to be conscious of what could be seen from outside the property and careful about keeping the general public away from the house while the work was taking place.

It was important that the property remained secure, tidy and presentable throughout the process.

The neighbours were considered too. The team took care to keep the work discreet, being mindful and ensuring the clearance was handled respectfully.

The Personal Touch

For Teresa, one of the most important parts of the whole process was not the physical work.

It was making sure the everyone concerned was kept in the loop and knew what was happening. A WhatsApp group was set up so that regular updates could be shared, including videos showing progress, which meant they didn’t have to be physically present for every part of the process, but could see what was happening, ask questions and stay involved without having to hold entire responsibility.

And that is really what bespoke service means to Campbells.

It isn’t about having a ‘standard package’ that every property or client has to fit into.

It’s about understanding the situation first and then working out what that particular property and people actually need.

Campbells was able to help bring all the different pieces together: securing the property, coordinating the clearance, identifying and cataloguing items, arranging sales and donations, dealing with the garden and maintenance, and ultimately getting the property ready to go on the market.

This approach makes an enormous difference when someone is already feeling overwhelmed.

Instead of having to find a different company for every problem, there was one team of experts helping to organise the process.

Ready For This Homes Next Chapter

This lovely property in Little Preston has now been brought to the point where it can move forward.

Now for the important part for this property next chapter, with the location, garden and its potential there for its next owner to enjoy.

Getting to this point required far more than putting a ‘For Sale’ board outside, it required patience, care, expertise, organisation and a willingness to take on such a challenge.

For the person having to deal with this, it meant having someone to turn to when they didn’t know what to do next.

And for Campbells, that is exactly what we offer, if the need arises.

If you don’t know where to start, start with a conversation.

Not every empty property will need the same level of support. Some may need a little help preparing for sale or home staging, while others may require clearance, maintenance, security, specialist advice or help dealing with years of belongings.

There is no ‘one-size-fits-all’ answer. Our approach is to understand the situation first, listen carefully to your story, then come up with a knowledgeable plan and work together.

If you, or someone you know, is dealing with an empty property, an inherited home, a family member moving into care, or simply a property that has become too much to manage, please get in touch with Teresa and the Campbells team.

You don’t need to have all the answers.

You don’t even need to know where to start.

That’s what we’re here for.
