I have been asked a few times recently by a few people from around the village about what the local property market is like at the moment. So for those that would like to keep in-the-know about property trends in Long Buckby, or those who can’t resist a statistic or two, I thought I would get together some info on property values and trends in our lovely village – Hope you find it interesting!

Let’s see what’s been happening as we go into Autumn.

There have been 54 property sales in Long Buckby in the last 12 months.

There has been an increase in property values in Long Buckby of 0.58% in the last 12 months, if we look at the same figures over the last 5 years prices in Long Buckby have risen by 21.96%, which is fantastic news for those thinking of putting their house on the market in the near future.

These figures indicate that the market in Long Buckby has been very strong over the last five years with such a large increase in property prices, however it appears to have slowed down more over the last 12 months which means it may be a good time to sell (it also shows a good opportunity for potential buyers too!).

Here are some averages:

  • The average price paid (over all the property types) of £279,748.
  • The average current value for a Detached Property in Long Buckby is £361,227 with an average price per square foot of £241.
  • The average current value for a Semi-Detached Property in Long Buckby is £235,204 with an average price per square foot of £224.
  • The average current value for a Terraced Property in Long Buckby is £198,556 with an average price per square foot of £226.

These figures would indicate that, on average, Semi-detached houses are better value, but, generally speaking buyers in the UK don’t focus on price per square foot nearly as much as buyers on the Continent.

This graph shows that house prices in Long Buckby are now more or less on a par with the UK average, the UK average having significantly dipped over the last year, whereas Long Buckby has increased significantly.

Overall the market is currently telling us that it is a good time to sell and buy at the same time for most people.
