I would imagine that many people would assume there is no rush to get your house on the market before Christmas.
Sellers looking to start their year with a house move will generally list their property in January which creates more stock and therefore more competition.
Ideally, you want to be beating the ‘traffic’ so to speak and listing before the New Year.
So when is the best time to list? Well, every year, it is the same answer‚ Boxing Day.
It sounds crazy doesn’t it? However, Rightmove reported having 51 million visits to their website between Boxing Day 2021 and 4th January 2022.
Last year, we listed 11 properties on Boxing Day and they all sold before the January surge.
The big bonus for you, as our client, is that by having your property sold before the January surge, you will be in first position to view and offer on the properties that are coming to the market, putting you ahead of your fellow buyers.
We can organise the details for your property and prepare it for the market before Christmas and then come Boxing Day, we can press the button.
You may decide to not do any viewings until after the festive period is over, and that is absolutely fine too, it just allows us to get a head start to get you to the top of every buyers list.
Don’t forget, we can even start the search for a buyer before you come on the market. Just because you won’t list until Boxing Day doesn’t mean we can’t find a buyer who pay the right price ‘off-market’.
