Choosing The Wrong Solicitor or Conveyancer Can Cost You So Much Money and Time.

Selling and buying a property creates so much anxiety.  There are so many legal issues to sort and there is nothing worse than having somebody working with you that just doesn’t appear to have the time or passion to help.

A solicitor will handle all the legal aspects of buying or selling a property for you however, you can’t always be sure about the quality of their service.

This is why it can be very beneficial choosing a Solicitor recommended by your Estate Agent.

Using the solicitor that your estate agent recommends means that they will have regular contact with that solicitor, a strong working relationship usually exists between the two, both working for you.

In our experience an ‘out of town’ or online budget solicitor can cause all manor of problems so please do your research – choosing a cheap method may cost you dearly in the long run, after all you are investing your time and money in probably one of your biggest lifetime assets.

In some cases it’s often seen more as a business transaction and not handled with the personal compassionate touch that your property transaction requires.

It is vital that you appoint a solicitor that you can trust to act in your best interests, who will have the experience to complete the transaction properly, in a prompt manner with an affordable fee to save you time and money in the long run.

Yes, Estate Agents Are Paid A Referral / Admin Fee

Most of the time, if an Estate Agent recommends a solicitor then they normally receive a referral fee as a thank you. However, it is important to remember that this is also considered as an admin charge because part of this arrangement usually is that the agent will assist the solicitor throughout the transaction which benefits you as a client most importantly.

Do Not Pick The Cheapest Solicitor

We cannot stress this one enough and it is a problem we face on a daily basis and unfortunately, people don't realise until it is too late. The budget solicitors are not the answer - always check their reviews on third party websites (same for estate agents too!).

If Your Solicitor And Estate Agent Talk To Each Other - You Won't Have To Do Anything

That's right! There is far less work involved for you. If your estate agent and solicitor get along then you won't need to do any chasing and as an added bonus, your sale or purchase will go through significantly quicker.

The Solicitor Will Not Want To Let Your Estate Agent Down

We don't recommend solicitors because we get a referral fee, we recommend them because we genuinely know they will not let us down and we have been working with them for years. The solicitors we work closely with never let us down because we're support them as much as they support us - it's all about the team work. It is very unlikely that an estate agent will send you to a bad solicitor because it will make their life harder!
