We had a meeting with Rightmove recently to fully understand how we could better service and advise our clients ready for the New Year. Tom gave us some really interesting and informative statistics. I felt it might help for us to share.

Very useful information if you want to increase your opportunity to get the very best price in the quickest amount of time.

Every year we have advised our clients that Boxing Day is the best day to put your property on the market over the festive period and pre New Year – it worked a treat last year with 11 properties going on the market and they all sold before the January buzz kicked in.

HOWEVER! This year could and will be different, we feel.

Boxing Day is still a good time to come on the market, but…

The first week in January should be seriously considered.

Take a look at Rightmove’s 2 graphs here… particularly the second one.

This graphs shows that Boxing Day is still likely to be a busy time as it increased by 57% between Boxing Day 2019 (on the left) and Boxing Day 2020 (on the right)..

However, this graph shows what happened over the Christmas period as a whole in 2019 going into 2020…Rightmove have also told us the statistics were the same last Christmas too.

It shows the amount of buyer searches on their site over this period. As you can see, from Boxing Day onwards there are a significant amount of buyers jumping onto Rightmove to begin their property search in time for the New Year.

However…

What is more interesting about these statistics from 2019/2021 is that it was actually the early part of January that was the busiest.

You need buyer interest to be consistently busy for the first two weeks of marketing your property and according to Rightmove, this will be in January.

There are two reasons why you want to take advantage of this as a seller:

1. The early bird catches the worm. If you want to sell for the best price in the quickest time in early 2022 then I would prepare to market now… earlier rather than later.  At Campbells we will use the initial two week busy period to maximise the exposure of your property to a huge buying audience and when the time is right, conduct multiple viewings.

Multiple viewings, if handled by your agent correctly, will create multiple offers for you to choose from.

We will, as in previous years, find you the right buyer, just as everyone else is coming on the market.

We don’t recommend that your property gets lost in the sea of other properties that we are expecting to come to the market for sale in early 2022. Get in there first!

If this feels a bit alien to you and doesn’t feel ‘normal’ then please just ask for guidance. Don’t worry, you wouldn’t be the first. Just ask. We are no longer dealing with a normal market, it’s just that we have adapted and improved our selling methods to reflect the current market conditions.

 

2. Statistically, on Rightmove, your property receives the most exposure in the first two weeks (see graph below). In addition to this, if you are using the Campbells selling method, we give our sellers property a 141% boost in ‘buyer audience’ opportunity, by adding a ‘featured listing’ to every property we put on the market. This also leads to an increase of 396% in buyer enquiries via email. This is a unique service that we pay for at Campbells to give our clients the maximum amount of exposure and buyer opportunity. Clearly this in turn helps us to find the best buyer for the best price.

Interesting isn’t it?  We are always finding better ways to introduce more buyers and more offers, and in turn, keeping up our reputation for achieving higher prices.
