Our new Homesearch tool has many features that we use to help both our clients and the general public but one of these features is brilliant for members of the public who are thinking of selling but it is still early days.

To help our clients and of course the general public, we recently teamed up with Simon Gates from Homesearch to offer 45 minutes of advice in the form of a Facebook Live video which we have also turned into a video podcast.

You don’t need to watch all of it but it may be worth just sitting down for an hour and watching this video if you are considering moving in the next six months.

Find out what the property market is like in your street

You can use this tool that we discussed at the end of the podcast to have an up-to-date market report for your postcode.

You just need to type in your address and you will instantly be provided with an interactive market update for your property and information on recently sold properties in your area.

Simon explains more about this tool at the end of the video podcast below as well as much more guidance on the various steps you take to moving home so feel free to watch and we can explain the whole journey.

You don’t need to provide any personal information other than your address. This particular tool is not an instant valuation of your property, however, if you did want an estimated valuation of your property when you can use our other instant online valuation tool – CLICK HERE.

But if you don’t want to provide any information at this point then this tool may be for you.

It is always better to speak to your local estate agent to get a more precise market update as they can give you more specific details of properties they have sold, like how many viewings they had, how many offers they had and in general how the property was received by the market.

Your local estate agent can of course give you an accurate valuation of your property.

However, what this tool does provide you with is an overview of your local market and information on similar properties to yours that have sold.

It will tell you how many properties similar to yours are currently on the market and under offer as well as how many have sold.

If the property transactions have completed then it will also tell you how much these properties sold for too.

It even provides you with an interactive map so you can see where these properties are in comparison to yours.

It also tells you how many properties that are similar to yours are predicted to hit the market in the next six months.

This is a miniature version of the tools that we use as estate agents to help keep up to date with market trends.
